Application Requirements & Qualifications

  • Total household monthly income should be three (2) times the rent amount.
  • Submit income verification documents- Three (3) of your most current pay stubs. W2’s are not an accepted form of employment verification, we accept 1099’s for business owners; however, we will need the last 2 years of 1099’s to verify income. 
  • Provide current & first previous landlord’s information- Be sure you provide ALL accurate phone numbers for your previous landlords. *Private Landlords contact must match owner records.* 
  • Credit and background check will be ran. This includes national criminal and eviction check. 
  • Any occupant 18 years of age or older must submit an application.
  • Most qualified applicants will be accepted.
  • Security Deposit, Admin fee, and Application Fee submitted electronically.
  • Pet Screening verification
  • Agent must sign lead-based paint addendum on those that apply. (Pre 1978)

Applications are not considered full and complete without ALL of the above. 

Once approved, deposit must be paid in full within 24 hours of approval.

Resident & application fees

  • Application $50/person 18+
  • Administrative Fee $150 (New move-ins only, payable by your second month in your rental)
  • Unit Hold Fee $150 – gives you the first chance to rent out a highly sought after home. We’ll hold your place in line while we work with you to approve your application. Non-refundable.
  • Lease Renewal Fee $50
  • Residents Tech Fee $20/Tenant per Month
  • Short Term Lease Fee $250/month
  • Move In/Move Out Walkthrough $75/hr
  • Monthly pet rent (excluding service animals/companion animals, and as allowed by property) – $35/month Colorado Only (1 pet only)- TX at $50/month
  • Pet Deposit ($200/per dog & $400/per cat) for applicable states. 
  • Unauthorized pet fee – $500
  • Lease violation: 1st offense- written warning, 2nd offense- $50 fine, 3rd offense or more - $100 fine.
